Builder's Risk Insurance
Builder's Risk, or course of construction insurance is a form of property
insurance that covers property owners and builders for a building under
construction, renovation or repair.  It can cover the structure, the materials on
site waiting to be installed or transported to the job site, or both.

There are two forms of
Builder's Risk insurance.  A Specified peril policy
differs from an
all-risk policy in that it covers only those perils specifically
named in the policy, whereas an all-risk policy has broader coverage.


The builder's risk insurance policy will provide coverage for damage done to
the insured structure from a wide variety of events including: fire, wind, theft,
lightening, hail, explosion, and vandalism. In many cases, earthquake and
flood can be added to the policy for an additional premium. Extension
coverages can further include: scaffolding, property in storage, fire
department fees, losses due to ordinance or laws, delayed opening loss of
income,
terrorism, and debris removal.

The limit of insurance must accurately reflect the total value of the completed
structure- including all materials and labor costs. As such, the construction
budget is a good source for determining the appropriate policy limits and
may be required by the underwriter.

Builder’s Risk insurance policies can be purchased in terms of three-
months, six-months, or 12-months. If the project is not completed by the end
of the initial policy period, it may be renewed. It should be noted that
premiums on these policies are generally fully earned at policy inception.
Generally, a builder's risk policy does not cover fences, signs, walkways,
roadways, or swimming pools. If the building is near water, wharfs, docks,
dams, tunnels, bridges, and underpasses are also generally excluded.
Landscaping is also excluded in normal circumstances, so damage to lawns,
trees, or plants is not covered. Often underground structures such as
foundations, pipes, drain
s, will also be excluded-- as well as the costs
associated with excavation, grading or filling.

The policy will usually contain an exclusion of coverage for damage caused
by faulty design or workmanship since this type of defect should be covered
by an errors and omissions insurance policy carried by the architects and/or
engineers. However, if the design defect led to a fire, and the fire was
covered, then the fire damage to the property may be covered.
